Will the Ciprianis Lose the Rainbow Room?
Last week the Cipriani Group announced the closure of the Rainbow Room's restaurant, and this week brings the news that the family-run company has lost its lease to operate the rest of the Rockefeller Center space. According to The New York Times, on Friday morning landlord Tishman Speyer Properties terminated the contract, claiming that the company owes millions in rent. However, the Cipriani Group argues that this move by its “uncompassionate and greedy landlord” is part of a plan to convert the venue into office space and prevent it from being designated as a landmark. Hudson Yards Deal Back on the Table

Less than seven weeks after the Metropolitan Transit Authority selected Tishman Speyer to redevelop the Hudson Yards, the agency and the real estate developer have revealed that the deal has fallen through. According to various news outlets (including The New York Times), negotiations came to a halt over funding and the economic climate, as well as rezoning issues for the West Side's 26-acre lot.

The MTA released this official statement yesterday: "The MTA met today with Tishman Speyer. Despite the best efforts of both sides, a final agreement could not be reached. The MTA has now re-entered discussions with other interested developers and remains committed to timely development of these unique and valuable parcels of land on Manhattan's far West Side." Tishman Speyer to Develop Hudson Yards
The area around the High Line is about to get fancier: The Metropolitan Transit Authority has selected Rockefeller Center owner Tishman Speyer as the developer for its 26-acre Hudson Yards. Announced at a press conference on Wednesday, the winning $1 billion bid involves constructing more than 12 million square feet of commercial, residential, retail, cultural, and community space over the West Side rail yards.

Although new governor David Paterson and Mayor Michael Bloomberg dismissed those who believe the economic climate will cause delays, others aren't quite as optimistic. A particularly scathing New York Times piece, published yesterday, asserts that the project "seems to be a wishful fantasy." The article goes on to compare the development with "the ground zero and Atlantic Yards fiascos" and criticize those involved, believing the project "signals a level of cynicism that should prod us to demand a moratorium on all such development until our public officials return to their senses."   —Anna Sekula

The Tree Won't Be the Only Green Thing at Rock Center Lighting
This year marks the 75th anniversary of the annual tree-lighting ceremony at Rockefeller Center (which takes place on Wednesday), and for 2007, Tishman Speyer has added several green initiatives to the event. The real-estate company has also launched energy-conserving efforts for other areas of the Midtown property, including desert plantings for Radio City Music Hall's roof.

The 3,000 lights on the tree—this year, an 84-foot-tall Norway spruce—are energy-efficient LEDs, which reduce power consumption by more than 60 percent. And to help power these lights, there are 363 solar panels on the roof of 45 Rockefeller Plaza. Other efforts include cutting the tree with a handheld saw and recycling materials used during the cutting event. In addition, when the tree is taken down, it will be milled, treated, and donated to Habitat for Humanity.   —Anna Sekula

Rock Center Drive-In Gets Tribeca Film Cred
Further developing its year-round indie cinema presence in New York, Tribeca Enterprises is partnering with Tishman Speyer to present the Tribeca Drive-In at Rockefeller Center, a free, four-night public event of alfresco films from June 19 to June 22. This year marks the fourth annual summer movie stunt at Rock Center from Tishman. Dodge and In Style have again signed on as sponsors; select audience members will be able to enjoy movies from the comfort of new models of the automaker's cars that will line the Channel Gardens off Fifth Avenue. The feature films shown on the 30- by 50-foot screen in front of 30 Rockefeller Plaza are Watching the Detectives, Arctic Tale, MO, and Netherbeast Incorporated.

An addition to the midtown film series this year will be the Tribeca Drive-In Short Film Series at the Top of the Rock, from sponsor Nintendo. The series will be open to Top of the Rock visitors during the four-day event.   —Mimi O'Connor
