Nobu Announces Downtown Hotel-Condo Development

Yet another downtown development was announced today—the Nobu Hospitality Group (that would be the company formed by the partners of Nobu restaurants) and real estate development, investment, and management firm Swig Equities are planning to construct a hotel and residential property. In the financial district, at 45 Broad Street, Nobu Hotel and Residences will be a 65-story building with 128 guest rooms, 77 luxury condos, and, of course, a Nobu restaurant.

Also in the plans for the project are 13,000 square feet of retail space on the ground and second floors as well as a 13,000-square-foot health club and spa with an indoor swimming pool and outdoor terrace. Executing the design for the interior is David Rockwell and the Rockwell Group, which is also responsible for the designs of Nobu and Nobu 57; architectural firm Moed de Armas & Shannon will handle the design of the all-glass exterior.

Currently, Nobu Hotel and Residences is projected to be complete by 2010.    —Anna Sekula

4 New Rooftop Spaces for Summer Gatherings

With summer just around the corner, it's time to start looking into outdoor spaces for events and entertaining.

1. Highbar, the indoor-outdoor lounge from Greg Brier (owner of Aspen and Amalia) is set to open in a couple of weeks. Designed specifically for events, the rooftop space in Times Square will have an advanced sound system, a DJ booth, and technology that will allow companies to brand the space with logos and video. Highbar will hold 200 outside, with room for 75 in the adjacent indoor lounge.

2. The Peninsula's popular bar and terrace got a makeover and will reopen in mid-May as Salon de Ning. Housed on the 23rd floor of the Midtown hotel, this bar and lounge will feature a mix of decor—like Chinese daybeds, Moroccan lanterns, and Venetian mirrors—inspired by a Shanghainese socialite. With indoor and outdoor space, Salon de Ning is open year-round; it holds 250. READ MORE

Years in the making, the Sports Museum of America finally opens today. Despite a move (from 25 Broadway to a site across the street) and a name change (from the National Sports Museum), the finished downtown facility remains fairly close to the original plans, including a permanent residence for the Heisman Trophy. Billed as the first and only museum in the United States to showcase national athletic interests, history, and culture, this institution features artifacts, photographs, and films from sports like baseball, football, tennis, and golf.

Within the 45,000-square-foot museum is 8,000 square feet of dedicated event space. Situated on the second floor, the section has a separate entrance at street level, a prefunction area, a greenroom, and access to the exhibition floor. READ MORE

Whitney Reveals Designs for Downtown Satellite Museum

The restoration of the High Line and the surrounding area is in full swing: Today the Whitney Museum of American Art unveiled its designs for a second facility in the meatpacking district. The Renzo Piano-designed structure will be a six-floor, 185,000-square-foot asymmetrical building on Gansevoort Street between West and Washington Streets.

The new downtown location will have approximately 50,000 square feet of gallery space—compared with the 32,000 square feet available at its uptown location. Plans include galleries for the permanent collection on the fourth and fifth floors and space for long-term projects on the sixth, as well as a 17,500-square-foot special exhibition gallery on the third floor and 15,000 square feet of rooftop exhibition space. Also on site will be an education facility, a research library, an area for film, video, and the performing arts, a 175-seat theater, and a restaurant.

The construction of the new museum is expected to begin in spring 2009.    —Anna Sekula

The large compound of gaming facilities just underwent a renovation, which includes a new pool and a 10,000-square-foot paved area for outdoor functions. In addition to various picnic sites, Frogbridge also offers Windows on the Water, a catering facility that seats 200. READ MORE

Second A Voce to Take Over Cafe Gray Space

Today, the Diner's Journal section of The New York Times breaks the news that the owners of Flatiron district restaurant A Voce are planning a second restaurant in the Time Warner Center. To be housed in the third-floor space that Café Gray will vacate on June 28, the eatery will feature an interior designed by David Rockwell. The uptown location of A Voce is slated to open early next year.

Not far from this will be AQ Kafé, a casual outpost of Aquavit, at 1800 Broadway. According to Crain’s, the 2,000-square-foot, street-level café is scheduled for an August opening.    —Anna Sekula

Industrial Brooklyn Complex Opens for Events

Recently made available for events is the 1896, a 24,000-square-foot complex of three buildings in Brooklyn that offers a variety of spaces. Currently used for photo and movie shoots, the site has rooms indoors as well as outdoor spaces. The site is mostly industrial, with raw areas that can be customized for events and shoots.

Among the different spaces are two warehouses, Area 2 and Area 3. The 2,500-square-foot Area 2 has a 24-foot ceiling and opens onto the 1,500-square-foot courtyard. Adjacent to this area are small rooms for hair and makeup. Area 3 offers 3,500 square feet of space, a 30-foot ceiling with skylights, and access to two loading bays. READ MORE

Vornado Chosen to Redevelop Pier 94

Yesterday, the city's Economic Development Corporation announced that it has chosen real estate firm Vornado Realty—specifically its subsidiary Merchandise Mart Properties—to expand and operate Pier 94, a convention center situated on the Hudson River at 55th Street. The plan is for the current facility to extend into Pier 92, which would increase the existing space to a total of 355,000 square feet, up from 175,000. Also part of the development will be a 9,300-square-foot winter garden and a 60,000-square-foot logistics center on Pier 92 that will provide load-in and load-out areas.

The move to create a larger space for trade shows and conferences comes in response to the city's eagerness to draw in additional business from the convention industry. READ MORE

1. Built in 1873 and listed with the National Register of Historic Places, the Silas W. Robbins House opened in November as a bed-and-breakfast. With only five guest rooms, the house has period furnishings along with more modern amenities. These include a tearoom and a dining room with working fireplaces, as well as Wi-Fi access and flat-screen TVs. The house sits on two acres of land in Connecticut, not far from other historic sites and downtown Hartford. READ MORE
